For property developers wanting to build rental housing and access the NRAS incentive there are two strategies available:
The property developers can build the dwellings and hold them receiving the income stream of rent and NRAS incentive in addition to profiting from the capital gains of the property.
The property developers can build and then sell the properties to investors with the NRAS incentive attached.
The NRAS incentive is available to nearly all dwelling types such as NRAS house and land, NRAS houses, NRAS units,NRAS apartments, NRAS villas and NRAS town-houses.
For the purposes of the National Rental Affordability Scheme, a dwelling must either:
- not have been lived in as a residence or
- not have been lived in as a residence since having been made fit for occupancy where otherwise the dwelling was recognised as being uninhabitable or
- if it has been converted to create additional residences, then a part of the dwelling or building that is capable of being lived in as a separate residence must not have been lived in as a separate residence
Rehabilitated dwellings will be considered under the NRAS scheme where rehabilitation leads to a net increase in the number of dwellings.
Many State and Local Governments have provided generous planning incentives where NRAS approved dwellings are to be built and are under pressure to relieve the housing affordability crisis in their respective areas. Further Government NRAS criteria available here.
How It Works
Application for NRAS incentives and the buying and selling of NRAS registered properties must be through a compliant entity.
